TERMS & CONDITIONS :

ALEXANDER LODGE LIMITED is the Management Company responsible for letting of accommodation and provision of services described in their brochure.

(1)RESERVATIONS are made for a minimum stay of 1 week with a maximum stay of 6 months (3 months in any one apartment). However, 1 night short breaks can be offered subject to availability.

(2)A BOOKING DEPOSIT of £80.00 per person must accompany the Reservation Form. Infants are considered ‘persons’, but baby-cots, bedding and high chairs are free of charge. However, if the accommodation you require is not available, we will return the Booking Deposit to you immediately. If a booking is cancelled, £80.00 plus 50% of the remaining deposit will be retained to cover cancellation costs. ALL CREDIT CARD PAYMENTS WILL INCUR A 2.6% CHARGE.

(3)CONFIRMATION BOOKING INVOICE. This will be sent to you on receipt of the Reservation Form and Booking Deposit. If 50% of the Confirmation Booking Invoice is not received 4 weeks prior to Check-In date, Management reserves the right to re-let the accommodation. The balance of the Confirmation Booking Invoice is payable before arrival. If your Reservation exceed 8 weeks duration, you will be required to pay the first 8 weeks in advance and the balance will be invoiced at 4 weekly intervals

(4)A REFUNDABLE SECURITY BOND of £300.00 sterling is payable for stays of 1 week or more on receipt of keys to cover the event of any damage, breakages or additional services requested other than ‘fair wear and tear’. The Security Bond is repaid to you in full, less any damages or breakage charge once the apartment has been checked after departure. For bookings of less than 1 week, the Management Company are authorised to take an imprint of the clients credit/debit card to cover any damages after departure. A declaration form must be signed to comply with this clause. ALL CREDIT CARD PAYMENTS WILL INCUR A 2.6% CHARGE.

(5)CANCELLATION BEFORE ARRIVAL of part or whole of your booked, pre-paid or not paid for apartment rental may be refunded/become due but only if Management is able to re-let the accommodation

(6)EARLY TERMINATION REFUND. Management guarantees to refund excess rental paid if given 2 weeks notice of your intention to foreshorten your booked and pre-paid stay. However, should the reduced number of let weeks fall into a higher rental category on our Tariff, only the excess after re-calculation will be refunded

(7)OUR OFFICE is at 25, Smithy Lane, Lower Kingswood, Tadworth, Surrey KT20 6TZ. Office hours are 08:00 to 16.30 hours weekdays. Out of hours business is covered by mobile Duty Managers whose telephone numbers can be obtained by calling 0845 643 2521.

(8)CHECK-IN is between 14:00 – 17:00 hours and you are granted a “Licence to Occupy” for the period of your booking subject to the Terms & Conditions contained therein. It is important that you inform Management, well in advance, of your estimated arrival time for them to arrange their representative to meet you with the keys and demonstrate appliances. Alternative check-in times may be specially arranged

(9)CHECK-OUT must take place before 10:00 hours on day of departure, otherwise another days rental becomes due. Guests are required to leave apartments in the same excellent condition in which they are presented to you on check-in. This should include your towels and linen [see clause 4]

(10)PRIVATE DIRECT DIAL TELEPHONES are available in each apartment. Interference with telephone equipment will result in a charge being made.

(11)PRIVATE CAR PARKING. Persons using Car Parking facilities do so entirely at their own risk. Management will not be held liable for loss or damage to any vehicle, or the contents thereof or for the death or injury of persons, howsoever caused.

(12)PETS & ANIMALS – we regret that we do not allow domestic pets/animals in any of the apartments.

(13)INSURANCE. Management accepts no liability or responsibility for loss or damage to personal property nor for any costs incurred by persons due to travelling delays or alterations, nor for personal accident, death or injury to persons using the accommodation provided.

(14)FUEL ECONOMY. Electricity, gas, water, rates, council tax and housekeeping services are INCLUSIVE in the rental prices. However, Management reserves the right to adjust control systems if fuel is wasted unnecessarily.

(15)PRICES quoted are accurate at time of printing but may be subject to fluctuation due to rates of exchange, monetary or tax legislation changes.

(16)GENERAL. Management reserves the right to alter the accommodation in the event of any unforeseen circumstances and to deny the right of admission to the apartments by any person or persons deemed to be unsuitable or who have not complied with the Terms & Conditions described. During occupancy guest are required to maintain apartments in an orderly and tidy manner at all times, allowing Management reasonable access for prospective guest to view by appointment. Any causing noise or nuisance to other guests, neighbours or Management, will be asked to leave. Any guest deemed to be treating property without due care and respect will be asked to leave.

(17)The Management Company agree to pay a 10% agency commission on the rental of the first 4 weeks of a booking ONLY. There is no VAT element charged on our rentals.
